WOLFSBURG/BERLIN/LUXEMBOURG, 24TH OCTOBER 2022. On 1st October, the STAYERY serviced apartment brand opened its new home at Schachtweg 22 in Wolfsburg, close to the city centre and the railway station. The 48 apartments extend over the third and fourth floors of a newly revitalised multi-tenant building. The former hotel has been replaced with a contemporary and community-oriented accommodation concept. For STAYERY, it is the opening of its first hotel conversion - a growth path that will continue to play an essential role in future expansion.
“VW is currently transforming itself from a classic car manufacturer into a software-oriented mobility provider. This transformation process is also reflected in our flexible services,” explains STAYERY Managing Director, Hannibal DuMont Schütte. “The transition to e-mobility and car-sharing, and the associated investment by VW, will increase the need for external project employees, thereby increasing demand for temporary housing options.” The key to successful lettings in Wolfsburg is to appeal to the sociable, tech-savvy and lifestyle-conscious target group in the best way. One example of such a target group is commuters from Berlin who are virtually predestined for the STAYERY overnight concept.
The STAYERY has a separate entrance area on the ground floor which also accommodates the lounge and communal areas for working and networking, and the food & beverage area. Also on offer are all STAYERY services including digital and contactless check-in, manned reception, free WiFi, cleaning services and Smart TVs with screen sharing. The design of the apartments, similar to the other five open STAYERYs, bears the signature of the Berlin-based Studio Aisslinger design studio and retains its familiar features including a 140 cm wide bed, a fully equipped kitchen and a rain shower, as well as the functional furniture and distinctive 100 x 100 mm tiles in black (kitchen) and white (bathroom).
The communal areas are designed as a homage to the Wolfsburg location, with the themes of Volkswagen, travel and nature. "Of course, it was Volkswagen that made private travel and camping and nature experiences possible for Germans with the Bulli camper van,” explains Maximilian Moegerle who, in addition to STAYERY Berlin, will also manage and be responsible for the new property in Wolfsburg. Wolfsburg is also surrounded by eight nature reserves and therefore offers excellent opportunities for local recreation.
The new STAYERY is the anchor tenant in Zweiundzwanzig, which has been repositioned since 2019 by AURELIUS Real Estate Opportunities (AREO), the Luxembourg-based real estate arm of the AURELIUS Group. AREO is being advised exclusively by Munich-based AUREPA Advisors AG. Jan Rehbock, CEO and Founding Partner of AURELIUS Real Estate Group, comments: “Our collaboration with STAYERY began in this location. We are very pleased to open a STAYERY together after 18 months of extensive work with significant support from our Wolfsburg partner, Bühring Architekten, and numerous local trades companies.” But the serviced apartment provider is not the only tenant of the recently revitalised building. Medical practices and companies from the tech sector appreciate the freely designable office or practice space on the upper floors. Some of the commercial space in the areas not rented by STAYERY can still be fitted out in accordance with tenants' wishes. “There are still some large contiguous vacant units and negotiations are already taking place with new and existing tenants. We are delighted to participate in the rebranding of the neighbourhood.”
